Patio & Walkway Cleaning in Addison, TX

Patios, pool decks, and walkways — the flat surfaces that get slick and nobody notices until they do.

Patio and walkway cleaning in Addison

Patios, pool decks, and walkways are the surfaces people stop noticing — right up until someone slips on one.

The slick film is the real reason to do this

That grey-green layer on shaded concrete isn't just ugly. It's algae, it's alive, and when it's wet it's genuinely slippery. Pool decks and shaded walkways are exactly where it grows and exactly where people are walking barefoot on wet surfaces. Of all the reasons to pressure wash something, this is the one that isn't cosmetic.

Even results need a surface cleaner

Same principle as driveways. A wand leaves stripes. A surface cleaner holds distance and overlaps automatically, which is what gives you a patio that looks uniformly clean instead of one that advertises how it was cleaned.

Pool decks specifically

Two considerations. The surface is often textured or coated for grip — that coating strips under real pressure, and now your pool deck is both clean and slippery, which is worse than where you started. And the runoff has to go somewhere; we're careful about what ends up in the pool, because your chemistry doesn't need our help.

Pavers, flagstone, and travertine

All common around Addison pools and patios, all softer than they look. Pavers have sand joints that wash out under high pressure and then need re-sanding. Flagstone and travertine are stone but they're not granite — they scar. Lower pressure, right solution, patience.

Timing

Most people do patios in spring before they start using them. If yours is under trees, the shaded portion may want it twice a year. And if you're hosting something, a patio wash is the highest-visibility, lowest-cost thing you can do to the back of your house.

Cost

Square footage and surface type. Plain concrete is straightforward. Pavers, stone, and coated surfaces take longer because they take more care. Free estimate, in person, written number.

Sealed and coated patios

A lot of Addison patios have a decorative coating, an acrylic sealer, or a Kool Deck-style texture around the pool. All of them strip under real pressure. The result is a patio that's technically clean, patchy in sheen, and now needs recoating — a much bigger bill than the wash. We identify coating before we start, and coated surfaces get low pressure and the right solution.

Joints, expansion gaps, and where water goes

Flat surfaces have expansion joints, and those joints are how water gets under a slab. Blasting straight down into them washes out the filler and opens a path. It's a small detail that separates careful work from fast work, and you won't notice the difference for a year or two.

Screened porches and outdoor kitchens

Common on the newer Addison builds and they need planning rather than just pressure. Appliances, outlets, and cabinetry all need protecting, and the runoff needs somewhere to go that isn't the interior. We work these out at the estimate.

Where patios need it

Pool decks and shaded walkways are the slip risk, and there are a lot of both across North Dallas. Newer builds in Plano and around Addison bring stamped and coated concrete, which strips under the pressure a plain slab would shrug off.

Questions About Patio and Walkway Cleaning

How much does patio and walkway cleaning cost in Addison, TX?

It comes down to size and condition. We can sometimes ballpark over the phone, but condition moves the number more than size does — heavy organic growth means solution and dwell time, not just more passes. So the estimate is free and in person, and you get it in writing before anything starts.

Do you do patio and walkway cleaning outside Addison?

Yes — Farmers Branch, Carrollton, Richardson, North Dallas, and Plano regularly. If you're near that, call and ask. We're based in Addison, so most of North Dallas is a short drive.

How soon can you get out?

Spring books fastest — everyone looks at their property the same week the weather turns. Fall is quieter and the results are identical. Call and we'll tell you honestly where the schedule is rather than promising a date we can't hold.

What should I ask before hiring anyone for this?

Ask what pressure goes on each surface — one number for the whole property means something's getting damaged. Ask whether flat concrete gets a surface cleaner or a wand. And ask about insurance; pressure washing puts water at speed near windows and fixtures. Ask us the same.

Do you need my water and power?

An outdoor spigot, yes. Power usually not — our equipment runs on its own. We'll confirm what we need at the estimate so there's nothing to sort out the morning of.

Do I need to be home?

Not usually, as long as we have access to what we're cleaning and to a water spigot. Plenty of our clients are at work. We'll agree access at the estimate.

What if it rains?

We reschedule. Washing in rain is possible but pointless — you can't see what you're doing and the solutions get diluted before they work. We'll call you rather than showing up and doing a bad job.
