House washing in Addison — soft wash, not blast

House washing is where the most damage gets done in this trade, and it's almost always the same mistake: someone points a pressure washer at siding because that's the only tool they own.

Why siding gets soft washed

Concrete takes 3,000 PSI. Vinyl siding takes about 500 — and even then, pressure isn't what cleans it. Aim high pressure at a lap joint and you drive water behind the siding and into the wall cavity, where it sits and does slow, invisible, expensive things. Aim it at old wood and you carve into the grain. Aim it at a window seal and you'll find out where that seal was weak.

Soft washing solves this. Low pressure, high volume, and a cleaning solution that does the work chemically. The dirt and mildew release and rinse away; the water never goes anywhere it shouldn't. Same result, none of the risk.

What's on your house

North Texas dust, sure. But the stuff that makes a house look genuinely dead is organic — mildew and algae, especially on the north side and anywhere under a tree. That's alive. Rinsing it removes what's on the surface and leaves the rest to grow straight back. This is why houses washed with pressure alone look great for a month and then don't.

Brick, stucco, and vinyl

Addison has all three. Brick is more forgiving but the mortar isn't — soft or old mortar joints blow out under real pressure. Stucco and the EIFS on a lot of the mixed-use buildings around Belt Line is essentially a skin over foam; high pressure will breach it. Vinyl is the most common and the most commonly damaged. Windows, screens, and what to expect

A house wash isn't a window cleaning, and it's worth being clear about that up front. Soap and runoff will hit your windows, and when it dries you may see spotting. We rinse them down, but if you want genuinely clean glass, that's a separate job — either ours or somebody's. Screens we can rinse; heavily soiled screens do better pulled and washed separately.

What house washing won't fix

Faded paint stays faded — washing removes what's on top, it doesn't restore pigment that UV has already bleached. Chalking siding will come clean but the chalk comes back, because chalking means the coating itself is breaking down. And if paint is actively peeling, washing will take more of it off. That's not damage, it's the wash finding what was already failing — but you should know it going in rather than being surprised.

Where house washing matters most

Siding under a canopy is where the growth lives. Richardson homes get the worst of it — heavy shade means north walls stay damp and mildew never really dries out. The newer stucco and EIFS construction around Addison is the opposite problem: it cleans easily but breaches under any real pressure.
